When a client of ours wanted to purchase and develop a 25-acre site with a long and complicated history, Mayer was the company approached to help ensure the project went smoothly.
As always, Mayer worked closely with the client to gain a clear understanding of their overall aims and objectives. We also contacted the relevant regulatory bodies at an early stage, creating an open dialogue with officials and ensuring we dealt with any concerns from the outset.
Starting with a detailed desk study, we investigated the site in order to fully understand potential issues that may arise, and also produce a detailed conceptual model.

- the presence of mine shafts below the site
- significant depths of fill with contaminated soils and ground waters
- Japanese knotweed was present at various locations across the site
Once the desk study information had been collected, we were able to produce a detailed and cost-effective site investigate. This data helped to develop a more detailed conceptual model and remedial strategy for presentation to regulatory bodies.
Working closely with the client, regulators and contractors at every stage saved time and money, and helped to ensure agreement was reached swiftly on the scope of the work.
The Mayer solution
Our solution involved several stages. Firstly, the site was sealed using interceptor drains along the neighbouring river boundaries. Mineshafts were grouted to prevent groundwater escape, thereby eliminating potential pathways for contamination.
The Japanese knotweed was sprayed, and the dead rhizomes excavated for removal and safe disposal. Contaminated soils were excavated for treatment on site before re-use.
The building’s floor slabs were then sealed using gas protection membranes to prevent ground gas ingress.
Our solution ensured no soils would be removed from site, and instead would be treated there and then for re-use on the project.
The remedial strategy was detailed enough to ensure the appointed contractor and developer could cost the project, and ensure sustainability objectives were met.
